Annuities Supervisor (New Business) supervises a group of Annuities Representatives responsible for handling the needs of new applicants. Ensures compliance with all regulations and keeps abreast of any changes to laws and regulations which pertain to annuities applications. Being an Annuities Supervisor (New Business) is responsible for handling the more complicated client service issues such as contract exceptions or complaints referred by staff. May be responsible for developing or improving annuities application processes in order to facilitate the acquisition of new business.     Here at Yugo, we take pride in our residences to create a positive experience for students. The Maintenance Supervisor is an integral part of each community’s success. They are our leaders who provide the technical know-how behind each apartment community and provide guidance and training to the maintenance team.

As a Maintenance Supervisor, you will be walking the community with your team, implementing scheduled maintenance, responding to service requests, managing vendors, and communicating and building rapport with residents. You will be an expert on your community; working along with and directing a team of maintenance professionals to ensure the community is in excellent condition for our residents.

    Responsibilities

    Here’s what you’ll do:

    • Partnering with your General Manager. You are a united team that works cohesively and efficiently in property operations.
    • Repair and enhance our community. You’ll be responsible for repairing or maintaining all plumbing, electrical, HVAC, appliance, carpentry, and painting needs at the community, providing training to other team members as needed.
    • Build relationships with residents. You'll make positive connections with residents by offering a smile and a greeting when you see them and chatting as you make repairs in their homes.
    • Manage service requests. You’ll launch into action when maintenance issues arise, collaborating with teammates and prioritizing service requests to earn trust and build resident satisfaction.
    • Prepare and execute turn: Student housing is a bit different. The large summer turn takes a lot of planning and preparation to execute. You will be responsible for partnering with your property manager to ensure vendors are ready and organize your team for a smooth and impeccable turn.
    • Tend to preventive maintenance. You’ll safeguard equipment with regular tune-ups, helping equipment last longer and minimizing costly repairs.
    • Notice the details. You’ll walk the property daily, inspecting all areas for cleanliness and safety, and helping to maintain great curb appeal.

    This position is eligible for a housing discount equivalent to a standard 1 bed x 1 bath unit at this Yugo property, pending unit availability on site.

    This list in my no means extensive but in short, your main responsibility is to take pride in the function and safety of the property – ensuring the standard is great for our residents. This position is paid biweekly at a pay rate of $28.00 - $31.00 / hour.

    Qualifications

    Sound good so far? Here’s what you’ll need:

    Have to haves-

    • 3 years of hands-on general maintenance experience
    • HVAC experience
    • EPA Certification (Type I & II or Universal)
    • Supervisory experience
    • Availability to work a flexible schedule, including weekends
    • Rotating on-call responsibility for after-hours emergencies
    • Demonstrated proficiency in working with computers including word processing, calendar management, and property management software
    • Valid driver's license and/or access to reliable transportation
    • Carbon Literacy Certification or willingness to undertake training

    Nice to haves-

    • High school diploma or equivalent
    • Demonstrated proficiency in working with computers including word processing, calendar management, and property management software
    • Trade school and/or military training or industry designation (CAMT or CAMT II)

    You’ll need to have some experience ideally within maintenance or facilities; with a proactive approach to solving problems. A relevant trade would give you the edge but is certainly not essential.
