Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters. We are seeking a dedicated individual who takes pride in their work and is inclined toward continual learning. The ideal candidate is someone with a track record of seeing complex tasks through to completion and taking ownership of their outcomes. Under the guidance of experienced appraisers, you will learn to conduct research, perform site visits, and develop detailed appraisal reports.

    Responsibilities:

    • Diligently complete State of Alaska requirements for Residential Real Estate Appraiser Certification
    • Assist in conducting on-site inspections of properties to collect relevant data
    • Learn to analyze the local real estate market and determine which information is pertinent
    • Learn techniques and practices for extracting market-supported adjustments
    • Acquire proficiency in using appraisal software and tools required for analysis and report preparation
    • Learn various appraisal methodologies and adhere to regulatory compliance standards

    Educational Requirements:

    • Bachelor’s degree in any field

    or

    • Associate degree related to business administration, accounting, finance, economics, or real estate

    Skills and Competencies:

    • Strong analytical skills to analyze and interpret data from various sources
    • Strong critical thinking skills to assess information critically and make justified decisions

    Work Environment:

    • Office work for report writing and analysis. This can be completed from a home office and constitutes approximately 80% of a typical hours
    • Property inspections for data gathering. This involves taking property measurements, photos, and notes in all weather conditions (i.e. walking through hip-deep snow to measure houses at -20° in the winter)
