Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters. Key Responsibilities- Develop and execute the real estate strategy for the assigned portfolio.
- Coordinate with Finance and Planning to align portfolio projects with annual plans.
- Collaborate with brokers to identify new properties and obtain necessary valuations and comparables.
- Facilitate timely completion of transactions by working closely with Legal, Environmental, Operations, and Sales teams.
- Maintain accurate portfolio records in our real estate database.
- Adhere to regulatory compliance processes and Sarbanes Oxley requirements.
- Provide leadership and mentorship to direct reports.
- Evaluate facilities within the portfolio to devise strategic plans for short and long-term objectives.
- Develop detailed action plans aligned with business strategies.
- Conduct market assessments to ensure competitiveness and economic viability.
- Continuously assess and improve real estate processes to eliminate inefficiencies.
- Strong project management and negotiation skills.
- Ability to influence and communicate effectively with senior management.
- Proven capability to build and maintain professional relationships across all organizational levels.
- Self-driven with the flexibility to thrive in a dynamic environment.
- Excellent multitasking and organizational abilities with keen attention to detail.
- Bachelor's degree in a related field.
- 5-7 years of professional experience in commercial real estate.
- Proficiency in real estate industry best practices and database platforms.
- Ability to travel up to 10%.
- Salary range: $80,000 to $100,000 annually, based on experience and qualifications.
