Mogul Capital is a specialty real estate development fund focused on opportunistic development and investment transactions, specializing in hospitality and multifamily development and ownership. Since inception, Mogul Capital has acquired, developed and invested more than $550 million in real estate projects with $540 million in the current development pipeline. We are seeking an Associate to support the firm in development, asset management, and acquisitions, who will report and work directly with the firm’s Vice President overseeing Capital Markets and Strategy. This role requires a strong understanding of the real estate market, financial analysis, and asset management.
Essential Functions:
Asset Management
- Oversight of property managers on existing hospitality and multifamily assets, ensuring adherence to budgets, guest satisfaction, and quality standards
- Work with property managers to develop detailed business plans and annual operating budgets
- Monitor construction of development projects, including budget management, loan draws, and capital calls.
- Own relationships with third-party service providers, including property managers, during operating period of assets
- Lead and facilitate weekly performance check ins with the property managers
- Develop and implement strategies and process improvements to drive value creation and maximize revenue and profitability of assets in real estate portfolio
- Analyze financial data, occupancy rates, rents/rates, and other relevant metrics to optimize asset performance
- Provide recommendations for capital improvements, renovations, or other initiatives to enhance property value and investment returns
- Contribute to the preparation of investment committee memos and participate in due diligence, underwriting, and general acquisition activities
- Support disposition efforts of real estate assets including contracts, transaction management and closing
Development & Acquisitions
- Assist in underwriting new development opportunities and acquisitions by preparing financial models and conducting market research
- Collaborate with senior team members to evaluate the financial feasibility and risk assessment of prospective projects and properties
- Support the preparations of offering memorandums for equity and debt investments in new opportunities
- Assist in managing project timelines, budgets, and resources to ensure projects are delivered on time and within budget constraints.
- Assist in strategic entitlement efforts to generate and produce a development pipeline
Financial Analysis
- Track and analyze the performance of the portfolio properties on an ongoing basis in a systematic and repeatable way
- Develop and maintain financial models to forecast revenue, expenses, and investment returns for each asset as well as ad-hoc analysis on portfolio performance and asset management initiatives
- Assist in underwriting new development opportunities and acquisitions by preparing financial models and conducting rent/rate analysis
Investor Relations and Communications
- Prepare and present comprehensive reports and presentations, including quarterly asset reports, to communicate financial and operational performance, investment opportunities, and risks
Qualifications / Requirements:
- 3 years’ previous real estate experience
- Bachelor's degree in Finance, Real Estate, Business Administration, or related field (advanced degree preferred)
- Proven experience in real estate asset management, preferably with a focus on hospitality assets
- Computer literacy; Proficient in Microsoft Excel and working knowledge of Word and PowerPoint
- Strong analytical, problem-solving, and financial modeling skills
- Knowledge of real estate market dynamics, property valuation, and investment strategies
- Strong analytical skills with proficiency in financial modeling and data analysis
- Demonstrated ability to think strategically and effectively influence others
- Demonstrated proficiency in team leading (internal and external collaborators)
- Experience presenting to executive-level audiences, both oral and written
- Strong organizational skills with the ability to prioritize and complete multiple tasks under strict deadlines
- Highly motivated individual who has a desire to learn, and an ability to work effectively and think creatively in a fast-paced, dynamic environment
