Job Summary : The Groundskeeper is responsible for the daily upkeep of the property’s curb appeal, including cleaning and removing trash from buildings and grounds while providing superior customer service.

Essential Functions :

Landscape maintenancePick up trash as many times per day as is necessary to keep the grounds throughout the property clean and free of debris.

Plant and tend flower beds.Perform seasonal cleanup of grounds, edge sidewalks, prune trees and shrubs.Learn to effectively operate various electrical and gas-powered equipment used in general landscape maintenance.

Snow removalUsing appropriate snow removal equipment and remove snow from sidewalks, steps and between parked cars throughout the property.

Spread appropriate ice melt on public passageways to prevent ice buildup.Maintain accurate records on daily Snow and Ice Removal Log.

On call rotation for snow removal, ice melt and prep, etc. is required

• Apartment prepPerform routine construction and demolition tasks as directed.Remove abandoned furniture, personal affects, or any other items left by residents vacating apartments and store or discard as directed.
• Special projectsAssist with pool seasonal maintenance activities as directed.Perform light duty carpentry, building maintenance, and exterior painting as directed.

Education / Experience / Qualifications :

High School Diploma, or equivalent.

Required Skills / Abilities :

Proven experience in apartment maintenance, or related fields.

Preferred Skills / Abilities :

EPA certification for refrigerant recovery and recharging is a plus.
