Company Overview:
A Tennessee based multi-family developer is looking for a Property Manager for one of their affordable housing communities in Chattanooga, TN. The affordable housing manager is responsible for the property's overall performance, including financial results, compliance adherence, resident satisfaction, building health and maintenance, employee engagement and more.

Responsibilities:

Property Management:

• Oversee the entire leasing process for affordable housing property.
• Develop and implement effective leasing strategies to achieve targeted occupancy rates within specified timelines.
• Conduct market research to stay informed about competitive leasing trends and pricing strategies.

Tenant Relations:

• Build and maintain positive relationships with current and prospective tenants.
• Address tenant concerns, inquiries, and issues promptly and professionally.
• Coordinate and conduct property tours for prospective tenants.

Marketing and Advertising:

• Collaborate with the marketing team to create and implement marketing campaigns to attract potential tenants.
• Monitor and update property listings on various platforms to maximize visibility.
• Develop and maintain strong online and offline presence to enhance property awareness.

Financial Management:

• Set rental rates based on market trends and property features.
• Prepare and manage property budgets, ensuring financial goals are met.
• Collect and record rental payments and coordinate with accounting for accurate financial reporting.

Lease Administration:

• Draft and administer lease agreements, ensuring compliance with local and state regulations.
• Conduct lease signings and provide tenants with necessary documentation.
• Manage lease renewals, negotiations, and rent increases.

Maintenance Oversight:

• Coordinate with maintenance staff to ensure the property is well-maintained and attractive to prospective tenants.
• Address maintenance issues promptly and efficiently.

Qualifications:

• Bachelor's degree in Business, Real Estate, or related field (preferred), but will consider right combination of education and experience.
• Proven experience in property management.
• Must have some LITIC experience.
• Strong knowledge of local real estate laws, regulations, and market trends.
• Excellent communication, negotiation, and interpersonal skills.
• Proficient in property management software (One Site) and Microsoft Office Suite.
• Detail-oriented and organized with the ability to multitask.

Job Type: Full-time

Pay: $42,000.00 - $45,000.00 per year
