**Job Description:**
As the Maintenance Manager at Olympia Homes, you will be responsible for overseeing all aspects of property maintenance and repair operations. You will work with a team of maintenance technicians and ensure that our facilities are well-maintained, safe, and in compliance with all regulations. The ideal candidate will have a strong background in maintenance management, excellent leadership skills, and a commitment to delivering high-quality service to our residents.
Key Responsibilities:
- Plan and prioritize maintenance projects, repairs, and preventative maintenance tasks to ensure efficient operation of the property.
- Conduct regular inspections of the property to identify maintenance needs and address any issues in a timely manner.
- Coordinate with outside vendors and contractors for specialized repairs and maintenance services as needed.
- Maintain accurate records of maintenance activities, expenses, and inventory levels.
- Ensure compliance with safety regulations and company policies, including OSHA standards.
- Respond promptly to resident maintenance requests and resolve issues withing 48 hours to their satisfaction.
- Complete move out walk throughs and detail any repairs or updates that need to be made to units.
- Assists in maintaining grounds, common areas, amenities, and pool areas, performing general cleaning, and painting as needed.
- Prepare vacant units for move-ins and ensure repairs are completed prior to tenant move in.
Qualifications:
- Previous experience in maintenance management, preferably in a residential property management setting.
- Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Excellent leadership and communication skills
- Solid organizational and time management abilities, with the capacity to prioritize tasks effectively.
- Detail-oriented with a focus on delivering exceptional service to residents.
- Ability to work independently and make sound decisions in a fast-paced environment.
