Leasing Manager supervises a team of leasing consultants to ensure maximum occupancy of rental units at all times and high renewal rate. Oversees completion of all necessary paperwork and ensures proper customer service. Being a Leasing Manager may coordinate promotions to increase number of tenants. May require a bachelor's degree. Additionally, Leasing Manager typically reports to a head of a unit/department. The Leasing Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. Thorough knowledge of department processes. To be a Leasing Manager typically requires 3-5 years experience in the related area as an individual contributor. Duties include but are not limited to:
- Conducting property tours for potential tenants and highlighting key features and amenities
- Answering phone calls and emails from prospective tenants and providing information about available properties
- Assisting with the application process, including collecting necessary documents
- Drafting lease agreements for residents
- Handling tenant inquiries, concerns, and maintenance requests in a timely manner
- Utilizing a computerized maintenance management system (CMMS) to schedule and track property maintenance tasks
- Performing data entry tasks to update tenant information and maintain accurate records
- Utilizing customer relationship management (CRM) software to manage tenant interactions and follow-ups
- Upselling additional services or amenities to tenants to maximize revenue opportunities
- Assisting with office administrative tasks such as filing, organizing documents, and maintaining office supplies
- Help to plan and host resident events
- Perform marketing and outreach as directed by the Property Manager
The right person for this role will have:
- Strong sales ability; previous experience in a leasing role is preferred
- Excellent phone etiquette and communication skills
- Knowledge of property management principles and practices
- Self-motivated, driven and outgoing personality
- Familiarity with computerized maintenance management systems (CMMS) for property maintenance tracking
- Proficiency in data entry and record keeping
- Excellent organizational skills and attention to detail
