    • 2 -10 plus story towers

    What you’ll do

    You will be responsible for assisting in the review of development or redevelopment activities, as well as, once approved, overseeing the day-to-day management/project management of assigned construction activities. This responsibility includes managing an internal team, as well as third-party vendors and contractors who have been selected to support the company in the assigned development or redevelopment activities and efforts

    • Responsible for scheduling, contract negotiations and project oversight for property construction
    • Be responsible for the safety conditions onsite as well as ensuring compliance with all OSHA and local safety regulations
    • Manage the activities of multiple contractors, and empowering your team to do the same
    • Follow established guidelines and procedures to increase communication and overall efficiency
    • Participate in the planning process by providing scheduling, constructability reviews and logistical information to property developers
    • Pre-qualify contractors
    • Establish and monitor construction schedule
    • Establish and monitor quality control requirements
    • Perform onsite inspections to ensure standards are met and construction adheres to plans and specifications
    • Track and monitor construction progress through site reports
    • Ensure positive coordination and liaison between contractor, purchasing, and opening units
    • Obtain certificates of occupancy
    • Ensure project costs are aligned with approved budgets; review contractor invoices and change order requests
    • Ensure positive communication and team orientation with members of Development Team, Construction Team, and Residential Services
    • Oversee, train and mentor other Superintendents and assistant Superintendents.
    • Function as primary liaison between Design, Property Development, Real Estate and Construction on specific concept items
    • Attend work as scheduled to support the ongoing success of the company
    • Other duties, responsibilities and special projects as assigned

    Managing others

    • Demonstrating effective management, leadership, coaching, and development of staff to achieve company and department goals and objectives
    • Ensuring goals and objectives are established for all staff within designated timeframes
    • Ensuring your team has the appropriate technical skills, tools, and facilities to competently perform their roles
    • Ensuring job responsibilities and expectations are clearly defined and communicated, work is assigned and distributed appropriately, the staff is appropriately trained, and performance issues are addressed in a timely manner
    • Conducting regular staff meetings
    • Regularly providing formal and informal performance feedback to staff, including discussions of strengths and areas for improvement
    • Completing thoughtful and well-documented semi-annual performance reviews and annual salary recommendations within designated timeframes

    What you’ll bring

    • 7 years’ experience in Construction, Civil Engineering, or related field
    • 3 years’ experience in Residential Construction Project Supervision
    • 1 years’ experience managing others
    • Bachelor’s degree in architecture, Civil Engineering, or related field
    • Extensive computer knowledge: Windows (Word, Excel, PowerPoint, Access), internet and e-mail
    • Working knowledge of construction and project management software
    • Possession of minimum OSHA 30 hour in the past three years and current First Aid and CPR training
    • Must be able to pass a drug screen after a conditional offer of employment is made
