Position Summary
The primary role is to support and source real estate acquisition opportunities which fulfill the company's production objectives by identifying prospective leads through internally prepared and proprietary primary market research, personal contacts (brokers, developers, bankers, builders, engineers, etc.) established company contacts, and landowners.
This position is based in OKC and intended to assist the company's current and future land development and lot acquisition activities. This individual will support and pursue the execution of systems, programs and processes to ensure development budgets, underwriting, schedules, quality and adopted company standards. The company's goal is to aggressively grow community count in the entry level housing space.
Duties & Responsibilities
- Analyze potential acquisition of land and lots for development and home construction
- Identify major risks affecting new development/acquisition opportunities
- Research and prepare market analysis related to supply and demand forces
- Prepare materials for and/or participate in presentations to management, regular internal meetings, and real estate analysis presentations
- Assist with document review and document flow (LOIs, PSAs, etc.)
- Participate in the coordination of all due diligence entitlements
- Prepare project level budgets and forecasts
- Other items deemed appropriate
- Additional duties as required
Requirements
- 2 years of acquisition experience in any field
- Exceptional organizational skills with the ability to prioritize and multi-task
- Ability to work independently and as a team member; independent thinker, with a high level of initiative and willingness to learn, adapt and grow
- Flexible with positive attitude and strong work ethic; able to complete projects within fast-paced, team-oriented, entrepreneurial environment
- Requires high level knowledge of Microsoft Suite Excel, Word, Outlook, etc.
- Excellent written and verbal communication skills
- Ability to effectively navigate land websites such as County Clerk, County Assessor, & Secretary of State
- Understanding of land as it pertains to floodzone, ROW, Zoning, and Net Usable Acreage
Preferred Qualifications
- Previous position in land acquisition work for a home builder or development group
- College Degree in finance or real estate (Preferred, but not required)
Physical Demands
- Lifting up to 40 pounds occasionally and up to 10 pounds frequently and frequently moving small objects
- Frequently sitting for long periods of time
- Walking or standing occasionally
- This position works indoors 95% of time and outdoors 5%
- Must have manual use of hands and vision to use computer constantly
