  • JRK is seeking a self-motivated and passionate Property Manager to join our team to manage a multifamily property. The Property Manager is responsible for achieving revenue goals, managing expenses to budget, and other financial objectives set by the asset management team through effective management of the asset and its on-site team, while consistently providing an exceptional level of service and support to our residents, employees, and vendors.

    Duties/Responsibilities

    • Actively manage property operations more than 80% of the time (while on duty), including:
      • Being available to residents; identifying needs, addressing questions, or concerns promptly and professionally
      • Conducting weekly inspections of the property for cleanliness and curb appeal; preparing a summary report of property activity, conditions observed, and residents visited
      • Supervising rent collection policies and implementing collection programs
      • Preparing and submitting all property reports, including monthly financials with explanations of variances
      • Executing promotional and markdown activities according to established guidelines
      • Reviewing, approving, and submitting invoices to Accounting for timely payment
      • Assisting with the preparation of annual budgets, goals, and objectives for the property in partnership with Regional Managers, Asset Managers, and Senior Management
      • Interfacing with the corporate office regarding legal, accounting, insurance, tax, and other matters, as needed
    • Assisting Marketing with the implementation of promotional strategies and marketing plans to increase leasing and renewal activity, including:
      • Developing leasing opportunities within the community and surrounding trade area
      • Regularly visiting target competitors; staying up to date on the competition and developing a deep understanding of critical trends in the market; communicating findings to various stakeholders
      • Establishing a leadership role in the community by participating in business groups such as the local Apartment Association, Chamber of Commerce, Rotary, and others
    • Supervising the entire property management and maintenance teams, including:
      • Hiring, onboarding, training, scheduling (including delegating tasks and assignments to meet business needs and move-in schedules), evaluating work product, mentoring, coaching, conducting performance reviews, and terminating staff to ensure company standards are met or exceeded
      • Reviewing and approving staff timecards, commissions earnings, and assisting with other payroll issues in coordination with the Payroll Team
      • Ensuring compliance with all applicable local, state, and federal laws, including wage and hour, meal and rest breaks, final pay requirements, OSHA, human rights and equal employment opportunity regulations
    • Overseeing all property maintenance issues, including:
      • Addressing and resolving all emergencies that may arise on site
      • Overseeing any on-site capital improvements projects
      • Reviewing the inventory of all equipment and supplies
    • Performs other related duties as assigned
    Supervisory Responsibilities

    • Depending on the size of the location, supervisory oversite may include any combination of the following, Assistant Managers, Leasing Managers, Leasing Consultants, Concierge Associates, Door/Gate Attendants, Courtesy Officers, Lead Maintenance Technicians, Maintenance Technicians, Make-Ready Technicians, Painters, Porters, Groundskeepers, and Housekeepers

    Education And Experience

    • Undergraduate degree or equivalent work experience managing large multifamily real estate properties required
    • A minimum of 4 years of residential property management experience with a proven track record in leasing or sales plus a minimum of 2 years of experience supervising two or more employees is required
    • Proficient computer skills, including using Microsoft Office products in an office environment
    • Familiarity with general business and accounting concepts and practices; ability to read, understand, and develop financial statements; high-school graduate level mathematical proficiency required
    • Valid drivers’ license to operate company-owned vehicles or to utilize own vehicle for work

    Physical Requirements

    • Expected work hours:
      • Must work on the busiest days of the week, including Fridays and Saturdays weekly (and at least one Sunday a month) and on Holidays, during peak business hours, including at least one closing shift weekly
      • During high-traffic holiday periods, the position is scheduled according to Company standards; schedules must be approved by the supervisor
    • Travel: Occasionally may need to drive a company or personal vehicle for business
    • Work environment and physical demands:
      • General office environment, ability to lift or move items weighing up to 10 pounds
      • Ability to move about the property to perform assigned tasks and responsibilities, including sitting or standing for extended periods, walking, climbing stairs to perform functions in various weather conditions and variable climates

    Using your five-plus years of multifamily property management experience (including two years in a direct supervisory role), you will manage a team of leasing and maintenance professionals to provide exceptional service and support to our residents, employees, and vendors.

    You will use your experience with multifamily property management software such as AMSI and Entrata to drive revenue, ensuring competitive rental rates at leasing, accurate recordkeeping, reporting, and timely rent collection each month.

    You are hands-on in property operations, setting the tone and standard for how work gets done. You lead by example, stepping in to assist in the office with resident issues and leasing activities while supporting your maintenance team through effective management of work orders and repair and maintenance schedules.

    Your keen eye for detail is essential for prioritizing work and ensuring that the property always looks its best and operates at its peak. As a leader, you will work with regional and corporate management to ensure the property is adequately staffed (using both the company’s applicant tracking system and traditional recruiting methods), employees are paid each pay period accurately and complies with all applicable regulations.

    You aren’t afraid to engage in difficult conversations with employees and residents, hearing their concerns and issues and seeking to understand and find a resolution. For staff, this may mean working with regional management to manage performance or potentially terminating employment.

    You like to be active in the community surrounding the property, staying up to date on competitors, engaging in promotional strategies to increase leasing activities, and attracting high-quality talent to fill open positions at the property. Internally, you enjoy communicating with various organizational stakeholders to ensure operational issues are addressed promptly.

    You will work full-time Monday through Friday and some Saturdays as needed at our location.
