    Position Summary:

    Our company is currently looking for a professional and responsible individual to fill the role of Site Manager. The Site Manager will have the full responsibility of managing daily operations at assigned properties. Tasks include maintaining property rentals, marketing, and filling vacancies, screening prospective tenants enforcing leases and securing premises.

    Job Description:

    Appointed by the Director of Operations to serve as an onsite direct support to the tenants, maintenance technician, and all other contract personnel.The Site Manager will assist the Regional Compliance Specialist with directing and coordination of all activities of the units on the property to ensure that company and business objectives are achieved. Results are achieved through successful initiatives and strategies that promote the achievement of optimum performance by the properties within their portfolio while adhering to company policy and procedures. This position is responsible for the full range of property management responsibilities including familiarity with all types of communities to include HUD, NCHFA and conventional. To ensure compliance with all state and federal applicable housing regulations. Travel is required. Reasonable or limited use of your vehicle is required from time to time. This position reports directly to the Regional Compliance Specialist.

    Skills:

    The individual is preferred to possess a proven track record of successful property management experience and knowledge of property maintenance, property marketing, and insurance. Must have the ability to communicate well both verbally and in writing and possess a strong supervisory, personnel management and organizational skills. Provide the ability to delegate and communicate property management methods along with the ability to problem-solve issues.

    Duties and Responsibilities; but not limited to:

    • Collect all rents and other charges due and deposit in appropriate holding accounts, issue receipts to tenants in a timely manner, and submit monthly reports to Compliance Specialist.
    • Process EIV reports
    • Manage the purchasing of operating and cleaning supplies for on-site use.
    • Maintain an accurate record of all inventories in reports as used.
    • Advise MPM of delinquent payments and issuances of legal notices regarding the same. Issue 3-day pay or vacate notices under the direction of the Compliance Specialist. Assist Compliance Specialist with the development of special payment plans.
    • Review vendor invoices to ensure accuracy and building budget on a monthly basis.
    • Maintain all on-site records and files pertaining to MPM tenants
    • Provide professional support to MPM tenants at all times; mediating minor tenant disputes, holding monthly tenant meetings or providing some form of regular communication with tenants.
    • Work with Compliance Specialist regarding lease violations or legal matters, tenant income re-certifications and other information necessary for compliance reports.
    • Act as MPM's agent and represent MPM to the public and tenants in the best possible way.
    • Responsible for identifying, communicating and delegating work orders to technicians.
    • Contact tenant following repair to ensure satisfaction with completed work.Inspects properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency.
    • Conducts periodic inspection of vacant apartments for market-ready condition.
    • Provide a thorough quarterly or as needed property inspection as outlined in the preventive maintenance plan.
    • Coordinate move-in process for vacant units for new residents.Implement preventive maintenance program as outlined for the building.
    • Schedule apartment viewings with prospective tenants, regulate the tenant's selection process and affirmatively seek low-income tenants who will benefit from below-market rents.
    • Provide housing applications, explain the application process, and maintain an active housing waiting list.
    • Demonstrate ability to understand financial goals, operate asset in tenant's best interest in accordance with policies and procedures.
    • Monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy status.
    • Ensure property is rented at 100% occupancy.
    • Communicate regularly with the Compliance Specialist regarding operations of the property, perceived problems or issues, and suggestions for improvements.
    • Attend community/ neighborhood meetings as directed and report to Compliance Specialist.
    • Participate in community activities relevant to the building and MPM's mission.
    • Maintain training requirements by MPM and according to HUD regulations yearly.
    • Knowledge of OSHA laws and regulations.
    • Build a working relationship with Supportive Services.
    • Demonstrate ability to collect pertinent information for move in and move-out applicants.
    • Responsible for Annual recertification
    • Motivate associates, recognizing and assisting associates to grow by providing constructive feedback and ensuring proper training.
    • Monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy status.
    • Reviews/audits property administrative, accounting and maintenance areas to ensure compliance with established policies and procedures; approves all exceptions of same.
    • Assists in or develop corrective programs for apartment communities.
