Right of Way Agent prepares organization's need for additional land or office space. Researches, negotiates and elects to purchase short- and long-term lease of land agreements and right of way for construction that meet the organization's goals. Being a Right of Way Agent handles all land related legal issues, including transfers of titles and deeds, construction, mortgage concerns, and zoning. Prepares resolutions and other legal forms related to land acquisitions. Additionally, Right of Way Agent may require a bachelor's degree. Typically reports to a supervisor or manager. The Right of Way Agent contributes to moderately complex aspects of a project. Work is generally independent and collaborative in nature. Utilities Right of Way Title Agent

  • ORC is seeking an on-call, non-exempt Utilities Right of Way Title Agent to work on projects out of Oklahoma City, OK. Candidate must reside within a 50-mile radius of Oklahoma City, OK and will have the ability to work remotely out of their home office but must be able to travel to courthouses as needed. This position is great for someone looking for a revised work schedule. ORC does not guarantee a set number of hours, instead it's driven by project needs.

    The Title Agent will search real estate records both online and in County Courthouses to pull deeds, mortgages, contracts, easements, tax cards, plats, and other instruments required to complete a title search.


    Responsibilities include but are not limited to:

    • Searching real estate records both online and in County Courthouses
    • Pulling & understanding deeds, mortgages, contracts, easements, tax cards, plats, and other instruments required to complete a title search
    • Ensuring title information is accurate
    • Compiling information into a client provided title document (Title Report)

    Skills:

    • Excellent written and verbal communication skills
    • Exceptional organizational, planning, and prioritization skills
    • Analytical, problem-solver, and detail-oriented
    • Must be comfortable using a variety of different technologies in order to research and complete title work

    Minimum Qualifications:

    • Minimum of two (2) years of surface title experience
    • Reside in Oklahoma
    • Must have experience:
      • Analyzing titles and title reports;
      • Verifying property ownerships, mortgages, liens, and/or judgments against properties; Determining if restrictions, such as delinquent taxes, will affect titles and limit property use;
      • Identifying key information about parcels and communicating such effectively to property owners
    • Proficient reading deeds, legal descriptions, plats, easements, searching parcel data, and producing a chain of title
    • Ability to read and understand real estate terminology
    • Ability to ascertain types of title evidence required to obtain descriptions of properties and names involved
    • Must be proficient with MS Office Suite, specifically Excel and Word, Dropbox or equivalent
    • Must have an iOS or Android smartphone to be able to access ORC's systems
    • English language proficient
    • Valid Driver’s License

    Physical Requirements: While performing the duties of this job, the employee is regularly required to clearly communicate and exchange information in person, via phone and email. Substantial repetitive movements of the wrists, hands and/or fingers due to high amounts of computer usage and typing. Expected to spend long spans of time in front of a computer screen. Able to read, understand and interpret department related documents and data. This is a largely sedentary role; however, the employee occasionally is required to move about inside the office to access files, office equipment and to interact with other members of the staff. This employee is required to occasionally travel to government buildings which involves time driving; sometimes for long durations.
